Additional Notes for the Guidance of Applicants

The Council has asked that your attention should be drawn particularly to the section entitled DRAWINGS AND PLANS of the attached Guidance Notes for Planning Applications, together with these additional notes. This will help your application to be determined quickly, and will reduce the need for the planning staff to ask you for more information after you have submitted your application.

If your proposal is for a new building, or for an extension to an existing building, you should show clearly with appropriate dimensions the proposed position of the new work on the submitted site plan, together, if possible, with the position of buildings on adjoining sites. Unless the site and the surrounding land are relatively flat you should show levels to indicate the slope of the ground. Submitted plans will be assumed by the Local Planning Authority to be sufficiently accurate to illustrate your precise intentions and, for this reason, you are strongly advised to carry out a site survey and to indicate site dimensions on your location plan.

In the case of outline planning applications where you wish siting and means of access to be reserved matters you should, nevertheless, submit sufficient information to show that the proposed development can be accommodated satisfactorily on the site [see section entitled THE APPLICATION, parts i) and ii) of the Guidance Notes].

If your proposal involves an alteration to the appearance of an existing building (such as a shopfront) you should show the completed elevation on your drawings so that the effect of the alteration can be judged. The elevations of adjoining buildings should also be shown if possible.

You are also reminded that any variation from the plans that are approved by the Local Planning Authority will require separate approval. If you find it necessary to alter your proposals you should, therefore, request the Council's approval in writing beforehand. Most minor amendments can be dealt with by the planning staff in less than two weeks.
