Maintenance - Focus on Emergencies

The Emergency Repair Team provides a 24 hour 7 days a week service.  Within four hours of reporting a genuine emergency, an experienced tradesmen will visit to deal with the problem.  Last year alone the service dealt with over 4000 call outs.

What is an emergency? 
An emergency occurs when there are serious risks to the property or people's health and safety.  They will be dealt with by the Emergency Repair Team and include:

  • Burst Pipe.
  • Dangerous Roof.
  • Total Power Failure.

What isn't an emergency? 
The following problems are not treated as emergencies:

  • Minor Leaks.
  • Blocked Kitchen Sink.
  • Single Defective Lightbulb. 

How do I contact the emergency team? 
The contact numbers will depend on when you are making your call.

8.30am - 5pm Monday to Thursday and 8.30am - 4.30pm Friday:

What happens next?
A trained operator will discuss the problem with you and decide whether it needs to be treated as an emergency.  If it is a genuine emergency the operator will arrange for an experienced tradesman to call.

You must be there to let him in and stay with him whilst the work is completed. Remember it may take up to four hours for the tradesman to attend during busy periods.

If the repair can be carried out quickly the tradesman will do so.  If a larger repair is needed the property will be left in a safe condition.  The repair will then be carried out during normal working hours.

This may mean:

  • Shutting off the water
  • Boarding up a broken windows
